SOLD!

The last few days have been just a little on the hectic side.

We didn't want to say too much here, only because you never know, things being conditional and all of that.

But, we have officially sold our house! Technically, it sold within 2 days. Unreal. We had to wait a bit for the conditions to be met, but tomorrow night we get confirmation of all conditions waved. On June 8th, I will see Frankie and Mary for the last time.

In addition to this glorious news, we also found our new house! We went house hunting twice. The first time, we saw 7 pretty brutal places. On our second try, with the help of our amazing agent Dave Howitt, we found the house of our dreams on our 2nd viewing. Within an hour we made an offer, and they accepted it right away! We only have the listing pictures at this point, but here is a picture of our new home-to-be:

We're totally in love with this place. A little paint is all it really needs. It's on a really quiet side street on the west mountain. And just you all wait until you see my new kitchen. For the first time since living with my parents some 10 years ago I have a dishwasher!!!! Not to mention brand new Ikea cabinets!! And a driveway...and a pond...oh the list goes on.

Almost up for sale!

We've had a really, really busy couple of weeks trying to get the place ready to sell. Of course, our to-do list grew and grew, but we're finally finished! Now everything looks pretty and we have followed almost ALL of the home staging rules (including clearing out 50% of your closets....which was much harder than I expected). Well, maybe not ALL of the rules. We don't have all white walls. But Ralph Lauren never intended for people to only use his whites.

On Saturday our agent and friend Dave came to take a look at the place and was very pleased with it, it sounds like we shouldn't have too hard of a time (knock on wood!). We have seen quite a few listings with pictures of horribly cluttered living rooms and sinks with dirty dishes...so we for sure have a leg up on those guys. One of the best ones we have seen was a little bungalow with a living room that had a shrine to Jesus in one corner. We've decided that should we make an offer, we will add a condition to the offer that the Jesus shrine MUST stay with us!!

This week, if all goes as planned, we will officially be listed. So exciting!!!

Did anyone see that special on HGTV 'Buying and Selling: 20 Best Kept Secrets'? It was really good! We've been so focused on our sale that we haven't thought a ton about buying, so it was a good reminder to not jump up and down with excitement during open houses and to line up the cash before making an offer.  I made notes, of course.

Saturday morning coffee is the best

I woke up bright and early today. So far today I have taken about 78496 buckets full of broken up concrete from one spot to another. Surprisingly, this was a most satisfying accomplishment for me. There is no longer an ominous looking pile of crap in our basement! I'm thinking the buyers might like this improvement.

We're moving ahead pretty fast with things now! Things left to do:

- Beg bank to still consider letting us have a mortgage despite the disastrous economic situation and promise we'll pay them back

- Call our real estate agent, beg him to try to sell our house

- Hire junk removal guys to take away our enormous pile of grabage

- Declutter like crazy

- Tidy up our closets because buyers always look in closets

- Make the outside look pretty (part of today's project)

- Make the basement floor look like it hasn't been destroyed (B's project for the day)

- Finish trim around new front door

- Put up for sale sign

- Have amazing 'goodbye' house party before we go

And so, back to the grind. That is, after our Tim Horton Chili combo break. Mmmm, chili and donuts.
